How To Avoid Expensive Extension Mistakes

Most extension failures fall into five categories. Knowing them in advance is half the battle.

1. Foundations to the wrong depth

Bearing strata varies — and the engineer's assumed depth is just that, an assumption. Confirm at excavation, not after pouring.

2. Drainage build-overs without agreement

Building over or near a public sewer needs a build-over agreement with the water authority. Skipping this can require excavation later.

3. Insulation that does not meet the U-value

Specified product is one thing; what arrives on site is another. Always confirm before it is covered up.

4. Steelwork details ignored

Padstones, bearing lengths and fire protection of steel are routinely missed. Building Control will pick it up.

5. Compliance paperwork incomplete at handover

FENSA, Gas Safe, electrical, ventilation and the Completion Certificate together form a compliant paperwork pack. Anything missing creates a problem at resale.
