What it covers

The work inspected by your Building Control body — usually the structural and Building Regulations-relevant work. It does not cover competent-persons scheme work, which sits in trade certificates.

Why it matters at sale

Conveyancers will ask for it on most extensions and loft conversions. Without it, the sale stalls or the price drops.

What to do if it is missing

Talk to the Building Control body that handled your project. They can usually re-issue, or a Regularisation route may be needed.
